Fees to pay when renting through Chiltern Hills Estate Agents

We have a wide range of properties of all sizes and styles available for let. As both a NALS registered and certified Safe Agent, Tenants can be assured that we comply with a code of conduct, have Client Money Protection in place and all aspects of a tenancy are dealt with in a fair and professional manner.

Overview of fees and deposits

The following must be received by Chiltern Hills Estate Agent in cleared funds before the start of the tenancy:

Pre Tenancy Costs

  • Reference  & Tenancy Agreement Fee – £150 (Inclusive) Per ApplicantCovers creation of all tenancy paperwork, Covers obtaining credit, income and landlords reference (per tenant)
  • Guarantor fee  – £50 (Inclusive) Per GuarantorCovers guarantor reference & additional guarantor paperwork
  • Company referencing fee – £200 (Inclusive)Covers obtaining company reference

Other Tenancy Costs

  • A holding deposit of £200 for properties under £2000pcm and £500 for properties over £2000pcm to secure your chosen property. This holding deposit will form part of the main security deposit, Non refundable.
  • A security deposit equal to 1.5x the monthly rent of the property.
  • One months rent in advance.
  • If applicable the tenant will be responsible for the inventory check out fee at the end of the tenancy, please ask us for more information as costs vary depending on the size of the property.


We advise all tenants to ensure they have contents insurance in place for the start of the tenancy.

We will require

  • Photocopy of your passport or photo driving license to identify you allowing us to comply with Anti Money Laundering Legislation
  • A copy of a utility bill dated within the last three months to confirm your current residing address
  • Referencing form to be filled in to carry out credit check
  • Landlord/Agent reference
  • The last 3 months of bank statements
  • Accountants letter for self employed

Additional fees which may become payable to some applicants

  • In order to pass the credit score you will need to be able to demonstrate an annual household income of at least two and a half times the annual rent.
  • Guarantor referencing is charged at £50 (per guarantor) in the event that the tenant is unable to meet the income threshold.

Please note that all properties are taken as seen and no alterations, additions or cleaning will be undertaken unless specifically agreed at the time of the offer.


Inventory Check in & Check out

  • The landlord will pay the inventory Check in
  • The inventory Check out will vary dependant on size and content of property. The cost of Check out will be passed onto the tenant from the inventory company used.

Dilapidation Deposit

  • Equivalent to six weeks rent (Unless otherwise agreed)
  • Dilapidation will be protected in a Government –authorised scheme and may be returned at the end of the tenancy.

Funds required by Chiltern Hills Agents before taking Possession

  • The agreed sum of rent and dilapidation deposit are required to be cleared funds bank transfer or card payment.
  • Card payments are subject a surcharge of 3%.
  • Rent is to be paid monthly in advance commencing on the first day of the tenancy and then on the same day each month thereafter by a bank standing order.
  • Funds must reach Chiltern Hills Estate Agents bank account by the due date and therefore standing orders are required to be set up for a few days prior to this date, to allow for banking timescales.
